What is a Home Inspection?
A home inspection is a non-invasive and visual inspection of the home. An inspector will look at everything he has access to for signs of deficiencies and clues of the true condition of the home. For example new paint or stained paint on a ceiling may be an indication of a past roof leak. Further inspection in the attic and of the roof may reveal repairs that were made or that are still needed. Cracks in sheetrock on a wall or out of square doorframes are a good indication of settlement and that the foundation needs further inspection. Once the inspector has performed an inspection he will write up a report and go over it with you. There he will discuss all of the deficiencies that he found in the home and field your questions about where to go from there. Many times the deficiencies found become part of the negotiated sale of the home, with either the sale price being reduced by the cost of the repairs, or the seller being required to perform the repairs prior to the completed sale.

Why do I need a Home Inspection?
A home is normally the largest purchase anyone will make in their lifetime. And while a new home can be a dream come true for most, it can also turn into a nightmare for some. The purpose of a quality home inspection is to seek out all of the potential problems and deficiencies in a home before you sign on the dotted line and make the purchase. Having a thorough inspection performed before the purchase ensures that you enter into your home ownership with the security of knowing you've bought the quality, problem-free "castle" you've always dreamed about!

 

Some other reasons to consider having a home inspection.

  • There are currently no accreditation, education or experience requirements to be a home builder in Texas.
  • Without a home inspection the buyer of a home inside a city limits is relying on the local code enforcement officials to insure that it was constructed correctly.   This will only be applicable to homes built since the local city ordinances and code enforcement departments were in existence.
  • Often the only requirement for inspection of construction in areas outside of city limits under Texas County jurisdiction is that the septic system be inspected by the Texas Commission on Environmental Quality, (TCEQ).  That's right, no building inspectors or code enforcement to insure that the home is constructed according to code.
